Yinzhong Nusantara Residence is a mixed-use residential development under construction in the Nusantara, Indonesia. Located in the Core Government Area (Kawasan Inti Pusat Pemerintahan, KIPP), the project is being developed by PT Starbright International Investment, a Chinese foreign direct investment (FDI) company affiliated with Zhongda Jiancheng Engineering Management Group Co., Ltd. and the Indonesian Hainan Chamber of Commerce. The development is intended to strengthen the residential ecosystem of Nusantara while supporting the growth of commercial activity and the city's long-term development as an international and sustainable capital.

The project represents one of the earliest foreign-funded residential developments within KIPP and was officially announced in 2026. According to the Nusantara Capital Authority, the investment forms part of a broader strategy to accelerate the establishment of permanent housing, services, and economic activity in the new capital.

Development

Construction of Yinzhong Nusantara Residence commenced in July 2026 following the completion of land clearing. The groundbreaking ceremony was attended by Head of the Nusantara Capital Authority Basuki Hadimuljono, who described the project as the first foreign-investor residential development to begin construction within the core government district. The authority expressed the expectation that the project would encourage further international investment in Nusantara.

The development is located in Planning Area 1B (Wilayah Perencanaan 1B) of KIPP and has a reported investment value of approximately Rp1.25–1.27 trillion. The project is planned to be developed in phases, with the initial phase consisting of two apartment towers. Two additional towers are scheduled for construction beginning in 2028, resulting in a total of four residential towers comprising approximately 680 apartment units.

The apartments are planned to be offered in one-, two-, and three-bedroom configurations, with reported prices ranging from approximately Rp600 million to Rp1.2 billion.

Design

Yinzhong Nusantara Residence is designed as an integrated mixed-use complex combining residential, commercial, and business functions. The development is intended to provide premium-standard facilities for residents working and living in Nusantara.

Planned facilities include:

  • Serviced apartments with international-standard hospitality services;
  • High-quality residential neighbourhoods;
  • Modern office and business spaces;
  • Restaurants and retail outlets;
  • Commercial areas supporting daily urban activities; and
  • Fitness and recreational facilities.

The project's elevated location is expected to provide views towards the Garuda Palace, the surrounding hills, and the future judicial district of Nusantara.

Developer

The project is being developed by PT Starbright International Investment, an Indonesian company affiliated with China's Zhongda Jiancheng Engineering Management Group Co., Ltd. According to project information released by the Nusantara Capital Authority, the company brings more than two decades of experience in international property development and has participated in projects including the Bifeng Waterfront Project.

Timeline

Significance

Yinzhong Nusantara Residence forms part of the Indonesian government's strategy to establish a permanent urban community in Nusantara alongside the relocation of government institutions. By introducing internationally developed residential infrastructure and mixed-use commercial facilities, the project is intended to support the city's emerging residential population, stimulate economic activity within the Core Government Area, and strengthen foreign investment participation in the development of Indonesia's future capital.
