Nusantara Mall Duty Free is a planned duty-free shopping center to be built in Nusantara (IKN), East Kalimantan. This mall is designed as part of an integrated commercial area development that includes retail, hotels, and serviced residences.

Location and Land

Nusantara Mall Duty Free is planned to be built in the IKN Core Government Center Area (KIPP). The selected location covers a total land area of ​​9 hectares, with a planned building area of ​​around 120,000 square meters. Around 75% of the area will remain green open space, in accordance with the principles of sustainable development applied in IKN.

Development Status

As of May 2025, physical construction has not yet begun. The groundbreaking ceremony was carried out on September 13, 2024 by President Joko Widodo, along with the inauguration of the Swissotel Nusantara hotel in the same area. However, construction activities in the field for this duty-free mall are still awaiting further stages of licensing and investment.

Developers and Investment

Developer Consortium

This project is part of a private investment driven by the Nusantara Consortium, led by businessman Sugianto Kusuma (Aguan). The consortium includes several business entities, including the Agung Sedayu Group and its subsidiary, ASRI (Agung Sedayu Realestat Indonesia), which has a track record in developing areas such as Pantai Indah Kapuk (PIK) in Jakarta.

Investment Estimate

The combined investment value for the Nusantara Mall Duty Free area, Swissotel hotel, and serviced residences is estimated to reach IDR 5 trillion. Most of the funds come from domestic private sources. This duty-free mall will be the first in Indonesia to be built in a non-airport area.

Function and Design

Duty Free Function

As a duty-free mall, this area is intended for foreign and domestic tourists who will leave Indonesia. Products sold tax-free usually include perfumes, cosmetics, alcohol, and international branded goods.

Design Concept

The architectural concept carries the principle of "green & futuristic". The design prioritizes open space, pedestrian circulation, and integration with the future public transportation system in the IKN. The detailed design and implementing architect have not been officially announced by the developer.

Latest Developments

According to information from ikn.go.id and asri.co.id, after the groundbreaking ceremony in 2024, the developer is still in the technical planning stage, preparing development documents, and completing permits. There is no certainty about the start time for the physical construction of the building.
