BSH Community Hub is an integrated area project designed as a center for social attractions and lifestyle in Nusantara (IKN). Located in zone 1A of the Core Governmental Area (KIPP), the project is developed by PT Karya BSH Mandiri, a local property company. With a total investment of IDR 370 billion, construction is being carried out in two phases and is targeted for completion before August 17, 2024.
History and Construction Process
The groundbreaking ceremony for this project was held on December 21, 2023, by President Joko Widodo in North Penajam Paser Regency, East Kalimantan. The President welcomed the investment from PT Karya BSH Mandiri, especially as the project addresses the lack of facilities such as three-star hotels and restaurants in the IKN area.
The project is planned to be completed in two phases:
Phase 1: Construction of the BSH Qubika three-star hotel with a capacity of 200 rooms, a conference hall with 400 seats, and the Kampung Kecil restaurant.
Phase 2: Construction of apartments and a food court.
Construction of the first phase began in January 2024 with a target completion time of six months.
Design and Facilities
BSH Community Hub is designed with a modern concept that integrates green open spaces, gardens, and plazas to create a comfortable atmosphere that supports social interaction. Planned facilities include:

Conference hall
Kampung Kecil restaurant
Apartments
Food court
The area is also equipped with pedestrian paths and well-connected public spaces, allowing visitors to move easily from one area to another.
Social and Economic Impact
The project is expected to employ up to 1,000 workers, prioritizing local labor and indigenous Kalimantan residents. In addition, the government offers fiscal incentives for Small and Medium Enterprises (SMEs) investing in IKN, including exemptions from Income Tax (PPh), Value Added Tax (VAT), and employee income tax.
Current Status
As of May 2025, construction of the first phase has reached significant progress, with the main building structure nearly completed. The project is targeted to be operational before Indonesia’s Independence Day celebration on August 17, 2025.
