BSH Community Hub

BSH Community Hub is a mixed-use lifestyle development in the Nusantara Capital City (IKN), East Kalimantan, Indonesia. Located in Zone 1A of the Government Core Area (KIPP), the project is developed by PT Karya BSH Mandiri, a local property company, on a 1.7-hectare site, with a total planned investment of Rp 370 billion carried out in two phases.

History and Construction

The groundbreaking ceremony was held on 21 December 2023, led by President Joko Widodo in Penajam Paser Utara Regency, East Kalimantan. In his remarks, Jokowi welcomed the investment from PT Karya BSH Mandiri, noting that it addressed a gap in IKN's facilities at the time, since neither a three-star hotel nor a restaurant yet existed in the area.

The project was planned in two phases:

• Phase 1 (approximately Rp 140 billion): the Qubika three-star hotel (Rp 100 billion), a conference and meeting hall (Rp 30 billion), and the Kampung Kecil restaurant (Rp 10 billion).
• Phase 2 (approximately Rp 230 billion): an apartment building (Rp 200 billion) and a food court (Rp 30 billion).

Construction of Phase 1 began in January 2024, with an original target of six months. In practice, the timeline extended well beyond that: Qubika Boutique Hotel Nusantara began serving the public on a limited basis around the Eid al-Fitr (Lebaran) holiday in 2025, and Kampung Kecil restaurant was formally inaugurated on 16 July 2025.

Design and Facilities

BSH Community Hub follows a modern design concept that integrates green open space, gardens, and plazas intended to create a comfortable environment supporting social interaction. Facilities included in the plan are:

• Qubika Boutique Hotel Nusantara (three-star hotel)
• A conference and meeting hall
• Kampung Kecil restaurant
• Apartments (planned, Phase 2)
• A food court (planned, Phase 2)

The area is also designed with pedestrian paths and interconnected public spaces intended to let visitors move easily between facilities.

Social and Economic Impact

The project has been described as expected to employ up to 1,000 workers, with priority given to local labor and Indigenous Kalimantan residents. As with other private investment projects in IKN, it is also eligible for fiscal incentives the government has offered to small and medium enterprises investing in the capital, including exemptions from income tax (PPh), value-added tax (VAT), and employee income tax.

Current Status

By mid-2026, the two flagship venues of Phase 1, Qubika Boutique Hotel Nusantara and Kampung Kecil restaurant, are open and operating, though both reached full public operation roughly a year later than the project's original target of completion before Indonesia's Independence Day in August 2024. The status of the accompanying conference hall has not been clearly reported in recent coverage. Construction of the Phase 2 components, the apartment building and the food court, had not yet begun as of the most recent available reporting, and no timeline for their start has been announced.
